This isn’t exactly cheap so what’s affecting remodeling costs? Here’s a breakdown of average costs so you have a better idea of how to budget for your project.

This is usually a question only you can answer. Is the remodel worth the time, effort, and expense? If it takes you a bit to answer this question, you may not be ready to start the project. However, something to consider is the return on your investment.

A garage remodel typically increases your home’s livable square footage and this can boost your property’s overall value. Most homeowners recover around 80% of their garage remodeling costs. This isn’t a bad return on your investment, especially considering you get more living space.

What Factors Into Garage Remodeling Costs

You can always call up a contractor, give them a general idea of what you want, and wait for the final bill. Who knows, maybe the final costs won’t be too high for you to comfortably handle. You can always get lucky. A better idea is to know the estimated cost of each aspect of your budget, Yep, this means you’re getting involved, at least during the planning stages.

Permits are Probably Required

Pretty much every construction project needs at least one permit. This usually includes garage remodels. You’re changing the function of the space and this typically means securing permits. You never want to start a conversion project before getting the necessary permits.

If you start remodeling without a permit, hefty fines are probably in your future. All work also comes to a grinding halt and this can quickly get expensive. If you’re tackling the garage remodel on your own, check your local ordinances. If a contractor is taking care of the project, it’s also their responsibility to secure any permits. Yep, permits come with a fee you need to factor into your budget.

Type of Garage

Remodeling an attached garage is usually a little cheaper than working on a detached one. Attached garages typically have drain lines since the structure shares a wall with the house. You may even have at least the start of some ductwork and insulation. Even if it’s only a start, it’s less expensive than going from scratch.

If you’re wondering why insulation and ductwork matter in a garage remodel. You’re essentially turning an enclosed outdoor space into an indoor livable one. This means ducts for airflow and insulation to help regulate indoor temperatures. Besides, most municipalities have building codes specifically requiring insulation and ductwork in all living spaces.

You may be able to cut back on insulation costs. You don’t have to go with the most expensive type of insulation on the market. Spray foam insulation is effective and less expensive than some other types.

Adding or Replacing Windows

Some garages have at least one small window, but not all. You can add a window or two to an existing garage but you’re probably going to need the professionals. Adding a window means cutting out a space in the garage wall. Nope, this isn’t a demo project so put the sledgehammer away.

The cost for new windows can run around $1,200 with labor. Replacement windows are significantly cheaper. You can usually replace old garage windows for around $300 a pop.

Labor Isn’t Free

Some garage remodels you can turn into a weekend DIY project. This is usually when everything from insulation and ductwork to electrical and plumbing already exists. You should be able to hand up some drywall and apply a layer of foam insulation. Even adding some shelves can be a piece of cake.

However, some garage remodels are extensive projects requiring professionals. Get ready for a bit of sticker shock. Labor definitely isn’t free. On average, you should expect labor to account for anywhere from 10% to 20% of your remodeling costs.
